How the studio works
Most renovation problems start with a vague drawing and a lump-sum quote. We work the other way round.

Drawings before prices
We quote from a full drawing set, so every line in the quote points back to something on a drawing.

One site lead
The same person runs your site from demolition to handover, and is the one who answers your LINE messages.

Built-ins made, not ordered
Cabinetry is built by the studio's own carpentry team, so the details on the drawing are the details in the room.

Straight about the building
Old wiring, hidden leaks and condo rules are raised at the survey, not discovered halfway through.

Good to know before work starts

Most Bangkok condominiums only allow noisy work on weekdays within set hours. We schedule around your building's rules.
- 2.
Buildings usually ask for a damage deposit and drawings before work starts. We prepare the drawings and the juristic office paperwork.
- 3.
If you're living in the home during the works, we seal off dust zones and agree quiet days with you.

Questions
Do you take small jobs?
Yes — single kitchens and bathrooms of roughly three weeks' work and up. For anything smaller, like replacing a tap or one cabinet, a general handyman will be quicker and cheaper.
Is the site survey charged?
The first survey inside Bangkok is free. Outside Bangkok we confirm a travel charge before booking.
How do payments work?
The design fee is paid in two parts. Construction is paid in stages linked to finished work — for example demolition complete, built-ins installed, handover — and each stage is invoiced after you've inspected it.
Can I use my own contractor?
Yes. Choose the design-only service: you get the drawing set and bill of quantities to tender, and we visit site twice during construction.
Can we work in English?
Yes. Drawings and quotes can be issued in Thai or English, and your site lead sets up a shared LINE group with you.
What does the warranty cover?
One year on workmanship: built-ins, tiling, waterproofing and electrical installation. Appliances and fittings are covered by the manufacturer's warranty.
